General rules for accommodation

On this page you can read about the general rules that apply to your accommodation. More information can be found in your rental contract.

When accepting accommodation offer it is not possible to change housing area or type of accommodation.

If something is broken or not working, report it anytime through the Service Portal.

Double occupancy

Double occupancy needs to be approved by the Housing Office. Double occupancy is generally allowed in housing with a private kitchen. In housing with shared kitchen, that is, shared apartment or corridor room, neither double occupancy nor night guests are allowed. Please see contract for information on regulations in your accommodation.

 

Subletting

Subletting is strictly forbidden and results in immediate termination of the lease.

 

Extension of rental contract

Researchers and PhD students can apply for an extension of rental contract if the original contract is for less than one year. Accommodation can generally be rented for a maximum of one year. An extension request is made through the accommodation account. The extension requests can only be done after moving in and the latest three calendar months before the original ending date of the contract.

Some level of noise and disturbance is expected in apartment buildings. According to Swedish environmental and health protection regulations, residents may not perform noisy work or make any other kind of disturbing noise between 22:00 and 07:00 on weekdays or between 22:00 and 10:00 on weekends and public holidays. Tenants are responsible for any caused damages or disturbances, also if it is done by guests.

If tenants are disturbed by neighbors, we recommend trying to solve the issue with a polite conversation, or asking for help and advice from the student Health Service, in case of major problems.

Tenants can report disturbance that occur outside the allowed hours at the emergency number for their housing area (this number is written in the housing contract). The name of the person making the complaint will remain anonymous.

 

Accommodation keys are picked up earliest on the first day of tenancy. Detailed information is received about six weeks before arrival. Passport or a valid identification card (with a photo) is required.

Post and parcel

There are several different post/parcel delivery companies in Stockholm.

If a letter or package does not fit in the postbox, you will receive a notification on where to collect it, usually at nearest supermarket/postal agent. Please contact the delivery company with possible questions about this.

If a letter or a parcel is missing, please contact the delivery company directly. Housing Office do not manage any letters, packages, bags or suitcases.

Storage

No type of storage is available in any accommodation.

Heating

A normal indoor temperature during winter in Sweden is 20–21 degrees. Central heating system heats up the properties. Sensors automatically start the heating when the temperature outside is around 10–15 degrees (°C) during a few days. If your radiators feel cold, the indoor temperature is high enough.

If 20 degrees feels too cold, please make sure you wear warm clothes and slippers and drink warm beverage. Please note, radiators should never be switched off during the winter.

 

Every apartment is a separate fire cell. To prevent spreading smoke/fire all apartment doors and doors to the staircases must be kept free at all times. Tenants are responsible for keeping doors closed between different areas. No items are allowed to be kept in corridors or stairwells (this includes shoes, doormats, bicycles, garbage bags, packages etc.). In case of fire, all evacuation routes must be free of objects. Items kept in the corridor or stairwell will be disposed of without warning and a tenant may be charged. Smoking is strictly forbidden in all accommodations.

During the stay it is tenant’s responsibility to regularly check if the smoke detector works in the apartment. It is absolutely forbidden to remove or damage smoke detectors. If the smoke detector is beeping or blinking non-stop, it is tenant’s responsibility to change the battery.

Svarta villan, Hovbeslag, Grindstugan, Trädgårdsvillan and Konsulentvillan

At the accommodations Svarta villan, Hovbeslag, Grindstugan, TrädgĂĄrdsvillan and Konsulentvillan smoke detectors are connected to main fire system and are not allowed to be switched off. 

Any problems with smoke detectors can be reported by submitting a maintenance request thorugh the Service Portal.

 

Cleaning

You, as the tenant is responsible for cleaning your apartment during the whole rental period, and to leave it clean for the next tenant when moving out. You are responsible for buying cleaning supplies for example broom, washing powder, dish washing liquid, and mop.

Kitchen

No hot oil should be poured into the kitchen sink. Instead wipe it away with kitchen paper towels and throw the towels in the food recycling bag. Clean pots and pans with dishwashing liquid. Cleaning all surfaces at least once a day, preferably after every use. Make sure you clean the sink, and stove at least once a week. The refrigerator and oven need a monthly clean. Please also remember to regularly dust or vacuum under and behind the refrigerator as the dust may cause a fire.

Bathroom

You should empty the shower drain regularly to avoid causing an overflow. Make sure you wipe the floor, including all corners, with a mop and soft soap at least once a week to avoid silverfish infestation. Clean toilet and basin at least once a week. Clean the shower at least once a month. Use toilet brush regularly.

Shaped areas

You share the responsibility to keep shared facilities clean, such as common kitchens and bathrooms, corridors, laundry rooms and other common spaces. You are also expected to contribute to a clean environment, by helping keeping building and surroundings tidy.

Trädgårdsvillan and Konsulentvillan a cleaning company cleans the kitchen area, shared area and bathrooms regularly. If you stay in these housings, you are responsible for daily cleaning after using the kitchen or the bathrooms. Kitchen cleaning includes oven, stove tops and microwave, and taking care of dishes after use. If the cleaning is not carried out in a satisfactory way, please arrange a house meeting and agree on cleaning rules and a cleaning schedule.

Hovbeslag shared apartment every shared apartment sets up its own cleaning schedule to keep the common areas clean. If the cleaning is not carried out in a satisfactory way, please arrange a house meeting and agree on cleaning rules and a cleaning schedule.

If the cleaning by the cleaning company is not carried satisfactorily, please contact Housing Office.

When moving out, you as tenant, is required to clean the accommodation and remove all personal belongings. Please see detailed cleaning instructions under departure information.

Recycling

Sweden has a long tradition of recycling. Make sure you follow the rules and learn all available fractions. You are responsible for sorting your waste and disposing it in the right containers. Please follow information and signs about recycling in the building and read the information for tenants under each housing area for more information.

Waste is recycled in separate fractions such as food waste (assigned paper bags), papers, plastic, cardboard, metal, colored glass, transparent glass, other type of household waste, hazardous waste, bulky waste.

Clothes and things that are not fully warn out should not be thrown away but rather given to charity for example Red cross, Stockholms stadsmission, Myrorna or Erikshjälpen.

When using the recycling rooms or the rooms for bulky waste always put everything as far into the bin as possible. Make sure you fold all boxes. Please note, you will be charged a fee if a clean-up, pick up or sorting is required due to recycling rules being ignored. This includes inside the building, the common room, any outdoor area near the building and in the rooms for bulky waste and at the recycling room/station. 

Do not throw cigarette butts, paper or any other items on the ground or out through your windows in your apartment, this is illegal in Sweden. 

Sustainable living in your accommodation

Pets

Pets are not permitted in any of our accommodations or common areas.

Vermin

It is important to wash and clean clothes and bags thoroughly when arriving. Do not store luggage under bed. Cleaning your apartment thoroughly every week prevents infestations. First sign of bedbugs can be bites in places that are not covered by clothes at night and/or droppings (small black dots) on the bedspread. If infestations are found in apartment or elsewhere in the building, you are obliged by law to inform the landlord immediately. Log in to accommodation account and fill out a maintenance request if infestation is discovered. The decontaminate by the extermination company is free of charge for tenant. Please do not hesitate to report if suspect infestation of bedbugs or any other insects is noticed in accommodation or any of the communal areas.

 

Rent is paid in advance per month or semester. Rent is paid by card online, through the Service Portal. Heating, cold water, hot water, electricity, and internet are included in the rent. Excessive use of electricity will be charged separately.
